MODA on Raymond is a 220-unit mixed-use multifamily building located at the corner of University and Raymond Avenues – a prominent intersection in the St. Anthony Park neighborhood of Saint Paul.  This large, key parcel was one of the last in the immediate area to be developed in the historic University-Raymond Heritage District.  It is five levels of new construction with 160 parking stalls in two levels of underground parking, 2,300 SF of retail, and over 900 SF of flexible community-oriented gathering space.

The architecture draws upon many of the details of the surrounding historic structures by interpreting them in a contemporary way.  The façade is composed primarily of brick and metal panel, picking up on the overall rhythms of the district but keeping the new construction differentiated from the historic.  The massing steps down in multiple areas to respect its shorter neighbors, and the brick details are inspired by the fluted columns and cornices of its surroundings.  An improved streetscape, featuring new lighting, landscaping, and seating opportunities,  enhances the walkability and connectivity of this commercial node.
